Common Property Carpentry
Repairs, replacement and modifications for doors and frames, skirting, architraves, screens, fences, gates, stairs, handrails, decking and other timber building elements.
Qline Industries works with body corporate managers, strata managers, committees, building managers and facility managers to keep shared property safe, functional and well presented.
From a damaged door or rotten timber beam to a staged common area refurbishment, every job needs a clear scope, dependable scheduling and accountable delivery. Our team combines skilled carpentry, licensed building capability and practical project management, giving you one point of contact for a wide range of building works.
We understand the realities of working in occupied apartment buildings, unit complexes, townhouse developments and mixed-use properties. Access, site safety, resident amenity, noise, dust and communication are considered from the outset—not left until work begins.

Qline can support the everyday repair list and step up when a job needs stronger carpentry, coordination, compliance or project management.
Qline began as a drywall and carpentry partnership in 1995. Skilled carpentry remains central to the repair, replacement and finishing work we deliver today.
As a QBCC licensed low-rise builder, we can take on broader building works and coordinate trusted trades, designers, engineers and certifiers where the scope requires them.
Defined scopes, transparent pricing and approval of variations help managers and committees understand what is included and maintain control of project expenditure.
Job-specific risk assessments, site controls and clear scheduling help protect residents, visitors, trades and the public throughout the works.
A well-resourced local team, consistent communication and ownership from scoping to handover keep work moving and stakeholders informed.
Local experience informs material selection, repair recommendations and delivery planning for South-East Queensland’s climate and operating conditions.

“Strata” is widely used across Australia, but Queensland legislation generally refers to a community titles scheme and its body corporate. The body corporate is made up of the owners of lots in the scheme. This page uses both terms because managers and property owners commonly search for both.
As a general guide, the Queensland Government states that a body corporate must maintain common property in good condition and, where structural, in a structurally sound condition, while a lot owner must maintain their lot. The exact responsibility can depend on the survey plan, property element, by-laws and circumstances. Confirm responsibility before authorising work and seek qualified advice if it is disputed. See the Queensland Government body corporate maintenance guidance.
